Traffic, congestion, and sewage now plague us, and adding more people and concrete will just make things worse. When you consider costs of development verus preservation, please be sure to tally up the impact that air and water pollution have on tourism and health, as well as their huge cleanup costs. I have lived in nearby Clearwater for 23 years and visit Dunedin frequently. In my opinion Dunedin is on the verge of losing its charm and livability to the forces of commerce.
